can you make a revocable living trust the beneficiary of a land trust? or...do you have to set up a personal property trust and then make the living trust the beneficiary?

YES, YOU CAN MAKE A REVOCABLE LIVING TRUST THE BENEFICIARY OF A LAND TRUST.
