Land Trusts to secure investor funds for rehad deals

I buy properties in San Diego at trustee auction and rehab and resell them within 20 to 60 days. I don't receive recorded title to the property for almost 10 working days after the purchase. Logistically it doesn't make sense to use private money secured by trust deed.
Can I create a secure environment for an investor using a land trust? My thought is that I could stipulate in the working agreement the terms and security that mirror what the typical private money investor is accustomed to receiving. Plus other specific instructions.
The investor would be the beneficiary of the trust and I would purchase the property in the trusts name.
