Real Estate Taxes from personal name to trust name
Thursday, October 29 2009 10:24 AM
I transferred a property from my name into a land trust. I still got the Real Estate tax bill sent and billed to my personal address and name. Even though the deed is now in a land trust.
What is the best way to inform them of the change? I would have expected that it would automatically be changed as it was recorded with the County.

Frank,
when you record a deed (putting property into the land trust) you put (somewhere) on the deed who you want the tax bill mailed to. I suspect that you accidentally left your name on the deed. To change this ...call your assessor's office and ask for a change of address form. then, fill it out (it may need notarized) and submit it back to them. Next year's tax bill should go to the new address (hopefully a P.O. box) you gave them.

In most states there is a time of year where the property tax roll is updated and sent to the tax collector. If you recorded your deed after that date, then the tax bill will be sent to you. The next time the property tax roll is updated they will show the new owner and send the tax bill to them.
If I remember correctly, in California this date is March 1st
