revocable land trust or living trust concerning family & real estate

I want to set up a revocable land trust with myself and two family members versus a living trust.
We live in different states than where the land is located. I want the land to be protected for generations to come and be able to pass it along to beneficiaries that the three of us choose and prevent the land from ever being sold.
Any recommendations would be greatly appreciated.
