makeing offers to buy REOS using land trust

I am just starting out as in investor. i have read books listened to videos,webinars the works .But my problem is no one has come out to say just exacly how would i make an offer to buy a house usng a land trust,and how to present it to the realtor or broker.Can some one give me a step by step,on how to buy and flipp an reo?Starting with the(offer)
