I have rental property in Chicago; have for 19 years.  The best place to see what market rents are is go on the web to Chicago Reader Magazine, then find Space Finder link on the left side.  There you can search by area or zip code plus narrow to # of BR's, etc.

It return exactly what the market rents are.  I use this EXCLUSIVELY when my leases come due.  Hope that helps - email me if you need more info @ dgalati000@sbcglobal.net  << I watch that more closely than the discussion forum.
