Rental Properties in Land Trust

Hi, I live in NJ and I have rental properties in pennsylvania and am looking to place them into LT.  I purchased the courses and am wondering if I can use the sample virginia LT Agreement?  If I do use that agreement do I need someone from Virginia to be the trustee?  I was planning on making myself the trustee and my llc with my partner (who owns a 50% share of the properties) the beneficiary.  Is this a good way to go about this?  Can I use one of the sample deeds in the course to file with the courthouse? After the LT is complete who should the tenants make the checks out to the land trust or the llc?  If they make them out to the land trust can I sign them over to the llc and deposit them in the llc's account?  Thanks.
