Who are you using as your Mortgage Broker of choice?
Which one is best at dealing with creative solutions?
I want to find one or two Mortgage Brokers that I can rely on day in and day out.
What do you think?

Who are you using as your Mortgage Broker of choice? I LIKE THE SMALL TOWN BANK...EVEN A RURAL BANK... BECAUSE YOU DO NOT HAVE TO DEAL WITH OUT-OF-TOWN "COMMITTEES" AND SUCH. ALSO, THEY ARE TYPICALLY "PORTFOLIO LENDERS" AND KEEP THEIR LOANS IN HOUSE (WHICH ALLOWS FOR MORE CREATIVE FINANCING TECHNIQUES).
Which one is best at dealing with creative solutions? STAY AWAY FROM THE BIG LENDERS LIKE: BANK OF AMERICA, FIFTH-THIRD BANK & CHASE. THEY WILL NOT LET YOU CLOSE USING A LAND TRUST AND REQUIRE LOTS OF B.S. THAT I DO NOT LIKE PROVIDING.
I want to find one or two Mortgage Brokers that I can rely on day in and day out. INVITE A SMALL TOWN BANK PRESIDENT TO LUNCH AND EXPLAIN TO HIM YOUR GOALS AND YOUR PLAN FOR SUCCESS (A BUSINESS PLAN WORKS REALLY WELL).

I saw your posting and wanted to respond to you. My activity in using my Self Managed Traditional IRA Funds has been brisk since starting in February of 2007. I lean toward club members since it allows me to network so easily and borrowers are high quality people.
