Competent Title Company in Rockford

Greetings,
I am looking for a competent title company in Rockford that will do what I need them to do (get me a HUD1 a day or two before closing to check for errors, transfer title into a trust without a lot of issue, etc.). I am thinking a smaller company would be the way to go. Any ideas?

My daughter works for Chicago Title and they spend a lot of time re-doing small title company errors. The Hud-1 issue is not a title co. issue. Your lender has to supply the numbers to the title co. before they can prepare the Hud. If the title co. gets the numbers "last minute" then you will get the Hud late. I always ask my attorney to prepare a closing statement PRIOR to closing for review (this seems to work well).
Regarding the use of a land trust, Chicago Title would be your best bet because they know and understand trusts. There might be an issue with a smaller office NOT knowing much about trusts, but they can always contact the home office in Chicago for guidance on the first deal or two. Do you have a Chicago Title in your area?

There are several thoughts on title companies in the Rockford area. I agree with Randy's comment that Chicago Title is very competent with the use of land trusts. They have the attorney's working for them that understand LT uses and how to document the actions you are taking throughout the transaction.
