Lease option reverse

Hi.
I just bought Jim and Randy's lease option program and I have only just started to review it. (If I can, I do plan to attend the Sunday seminar.) Here's the question.....Thus far, we have only offered our properties as rentals, none as rent with option. However, I am thinking I may offer one of my single family homes as a rent with option to buy, mostly to increase cash flow. Question: If I offer rent with option, collect extra money on top of rent thats "earmarked" for purchase, but I decide at the end of the agreement I don't want to sell, what happens to the money on top of rent that was "ear marked" for the potential purchase?

Maureen,
That is one of the great benefits to a lease-option deal. If the tenant does not exercise their option and buy the house, you keep ALL the money!
