New investor wanting info on birddogging and wholesales and short sales

I am new to real estate investing and would like to get as much info on birddogging , wholesales and short sales. if anyone is looking for a birddog in the Northwest Burbs and Elgin area and looking for investors to buy wholesale and any info on short sales. I am also looking for a mentor in the Elgin area?

The student must do the work to become financially independent and or successful.

Length of Course: Eight one & one half hour sessions
Subject Matter: Thirteen subject sections
Tuition: $1,800 up front and (balance of $1,800) fourth session

Jim Hughes has been investing in single family houses with his brother Randy Hughes since 1969. Both graduated from Eastern Illinois University. Jim & Randy have purchased almost 200 properties during their tenure of investing. They are full time investors today. Jim teaches a MENTORING PROGRAM in the western suburbs of Chicago. Jim is a builder, rehabber, wholesaler, and manager of single family houses for investment. Jim and Randy Hughes have authored the best two-day training camp for investing in single family houses in the country. OUTLINE OF MENTORING PROGRAM
Session #1
BUSINESS PLAN
Before anyone starts a business they must have a BUSINESS PLAN. See attachment. Take the time to think it thru and create your own business plan and then email it back to me.
PROFORMA
I think you need to put together a several page PROFORMA illustrating to a banker, investor or future spouse what your game plan is for the house business.
See attached. As above complete it and email to me for review.
OFFICE
Set-up your office however small it may be. It is not important how fancy your office is now but that you have a place to go to each day to think about your next business move, problem or investment. Next start a three ring binder entitled FREEDOM PROPERTIES or whatever you want to name the business. But be careful what you name it as when you have several properties you will learn that you need to keep private, otherwise some gumshoe lawyer or lotto seeker will try to take you money away once they think you have accumulated some property. Don't put your personal in the name of the business Start thinking privacy NOW. Drop your ego, and don't tell people how many properties you have in your investment portfolio.

DEVELOP ? FARMING AREA
This is one of the most important areas of the real estate investing business. Your technical knowledge of the House Values and Rents in a given area is essential in knowing what is a good deal when presented by a seller. You also need to know what trends are occurring in the areas you prospect for houses so you have appreciation at the maximum rate for your net worth.
MARKETING
The marketing effort and skills you develop for your business will make the difference between failure and success. You will learn many different techniques for attracting sellers to you direct. You will learn how to get sellers to call you first before they contact anyone else.
Session #3
NETWORKING with REALTORS, INVESTORS & BANKERS
Networking is an intricate part of the investment process. You will learn many different networking sources to draw the right people to you to feed you investment
properties that make financial sense. You will be surprised with the many different
components of networking. You will learn how to implement them.
Session # 4
MAKING OFFERS
Nothing gets done until we make offers. All of us need a system to continue making offers as frequently as daily. The very successful investors in this business make multiple offers weekly or daily depending on their strategy and need for new inventory. The real wheeler dealers are out making offers as frequently as possible. They know that offers=success.
TRANSACTIONEERING
Most of us learn marketing tips to encourage sellers to call us or respond to our signs ?WE BUY HOUSES?. But when it comes to structuring a deal that fits both the needs of the seller and the investment needs of our program, a number of investors stop dead in their tracks. You will learn how to stretch the mind on each deal and take a potentially dead deal to a profitable live deal. Learning how to set up an offer that can be accepted is as important as getting the seller to call you.
Session #5
MANAGING YOUR PROPERTY
This is the pathway to independent wealth. The leverage you can achieve managing the RIGHT type of property can be amazing. Example, you could successfully manage 25 houses in only 25 hours a month. You will learn the techniques necessary to successfully manage multiple houses and grow your net worth exponentially. Remember management is BAD without the proper skills and GREAT with the techniques of a successful investor.
Session #6
DEAL AFTER THE DEAL PLANNING
Most of us investors have a tendency to get so excited when we land a good deal that we forget to think about what we are buying the property for and what will we do with it in the future. This session is designed to help you look at a property with the end in mind. What are you going to do with it now and what should be the game plan for the future? You will learn how to forecast you strategy and tactical moves to make the investment property work the most favorably for you.
Session #7
PRIVACY & ASSET PROTECTION
Now you have built a fortune in real estate investments. So how do you protect your assets from attack? Most of us do no asset protection until it is too late. Most of us don?t work on being private in our business and personal affairs until a tragedy occurs. You will learn the primary and advanced steps to take to lower your exposure to the public and place a layer of protection over your hard earned assets.
Session #8
TAX SAVING IDEAS
This is one of the most exciting sessions next to Making Offers and Transactioneering in this mentoring program. You will learn how to invest that which you would normally send to Uncle Sam and make your steps to financial independence much larger. You will learn how to grow your NET WORTH without taxation so to reach your financial goals that much faster.
CONTINUING EDUCATION
Education is everything! You will learn a system that will keep you learning on an ongoing basis. You will find this very helpful and certainly give you massive support after you conclude this mentoring program. Life is about education anyway. Real estate investment education is much more valuable than other forms of education because each technique learned can grow your NET WORK exponentially rather than with a moderate increase. You will profit from the thinking process of this session.

There is a great person in Elgin to help with shortsales. Gina Clifford at StoneCastle realty. She is doing a 2 day shortsale class on the 23rd and 24th of august. I took this course and it is the best course I ever took. When you leave, you know what you are doing.
