Fozzy,
Marketing is hard work. It takes a plan of attack to keep results coming your way. But the most profitable marketing efforts are rewarded with big profits.
Most of my mentoring students come to me wanting to find the secret to finding good deals. The best deals come from motivated sellers calling you. Then it is up to you to negotiate a good deal with the seller.
Marketing techniques work different in different areas. I have found for my area which is Elgin and So. Elgin that the best results come from the following marketing techniques:
Truck signs
Car signs
Trailer signs
Bandit signs
Post Cards
Business Cards
and the biggest of all is NETWORKING at our Real Estate Investment club MIDWESTREA OF CHICAGO. www.midwestrea.com
Marketing is a field in and of itself. It will serve you well to learn how to market and put continuous energy into the process. Next to negotiating, it is the highest paid effort you could put into your investing career.
Randy and I have created a HOME STUDY COURSE entitled GET RICH BUYING HOUSES in which we explore the marketing to sellers in depth.
Check it out under the SHOP ONLINE section of this web site.

I read lots of richard roops marketing free ideas? Then I try them on a much smaller and record the results. Roop does mass marketing and at that scale you need lots of money to support it.
Never spend money you can't afford to lose. Its like stocks don't invest if can't afford to lose it. Well I lost it and now real estate is looking good again.
Several web forums have excellent ideas they brainstorm. One which I really like is http://www.naked-investor.com/forums/. Its lots of community ideas put together on real estate its also free.
Good luck
