Cash Investors needed for 18-36% return over 1-5 years

Hello all,
I am working with some partners on a project in Florida (commercial and industrial, not residential) and we are looking for cash investors.
The minimum investment is $100,000.00.
Bank financing is already in place at 80%. The capital being raised is for the other 20%.
