Also, what advertising (that works) has anyone done to attract tenant/buyers???  Would rather not re-invent the wheel!

Please go to our management website at http://www.hughesre.com/mainsite.htm  This will give you a sample of what we do for rent to owns. We also put a "Rent-to-Own" adv in the local paper, send flyers to our existing tenants and put a RTO sign in the yard.

Regarding the Lease Option course material. We have the hard copies in production, but they will not be available for 2 weeks. However, i could sell you a download version of the course guide AND the forms disc files for a lower cost to you. The downloads are about $100.00 cheaper than the hard copies (plus you receive them immediately!). If you are interested the total cost would be $297.00. The advertising that I do the most is on Craigslist.  People in my area use this a lot.  Any type of online advertising will help you get some interest in your property.  BUT this will depend on the type of people that you are looking for.  If you are in a depressed part of town, then there might not be as many people that use the internet.  You can also hang signs up at the grocery stores and laundry mats in the area.  Good luck.

Craigslist is a great tool to buy,sell and lease. Use photos to attract attraction, use HTML ads also. One other tid bit is to post ads on Monday morning these ads work much better than other ads. If the ad gets deleted or marked just keep reposting. You will win out in the long haul.

Door hangers, bandit signs on the weekends work good to avoid sign ordinances, Another thing working with bandit signs is to work with local gas stations. Place signs "WE BUY HOUSES inquire within" into gas station windows. Give them a stack of enveloped letters explaining the process to inquires and your contact information. Offer the gas station $500 for each house you Lease Option only after the house has been assigned.

Another key don't spend more than you have. Use less expensive methods to start and use at least 5 differant methods at one time.

TRACK THE RESULTS is a must.
